Vendor Jeremy Lansell said his grandchildren grew up visiting the Merricks North residence from when they were born, around the time his parents purchased the place.

He said some of the greatest memories with his family was centred around being outside in the garden.
“It was just a really good family environment; to be able to go out in the little trucks and go into the paddocks and feed the cattle was also a massive memory,” he said.
“Growing up there with the two houses, the children being able to wander around in a farm type environment but be close to schools and city life was a great combination.
“It’s sad selling it but everything has its time and it was my parents’ journey.”

Listed with a $12.9m price guide, the sellers are also open to the buyer purchasing the property on vendor terms.
Kay & Burton executive director Tom Barr-Smith said the sellers were prepared to negotiate a loan arrangement privately with the buyer because they wanted to be as flexible as they could in a quieter market.
“They’re willing to offer a longer settlement just to be as flexible as possible; they’re open to all sorts of suggestions without being ridiculous of course,” Mr Barr-Smith said.
He said the parents of the vendor had owned the property since the 1990s, but had recently passed away.
“A really lovely couple; the garden was her love and he was an engineer.”

“It’s got the advantage of having beautifully, established trees; (it’s at a) really compelling price now compared to a lot of similar properties sold over the last three or four years,” he said.
“It’s reasonably centrally located without anybody really being aware that it’s there.
“As far as the paddocks, the water system in the garden, it’s all beautifully set up and maintained.”
